Steps to buying your dream home:

PRE-APPROVAL

Speak with a lender and determine the right mortgage. Get pre-approval letter.

Before you even start looking for a home, it’s important to get pre-approved for a mortgage with a lender. This will give you an idea of how much you can afford, and you’ll be able to show sellers that you’re serious about buying.

HOME SHOPPING

Find a buyer’s agent and discuss your goals & criteria.
Begin searching for your home.
Get your realtor to schedule showings to view homes you are interested in within your price range.
Adjust criteria if necessary.

Working with a realtor can make the process of buying a home much easier. A realtor can provide you with access to listings, offer advice on neighborhoods, and guide you through the offer process. Consider the features that are most important to you and keep an open mind.

OFFER & NEGOTIATION

Research comps with your agent. Submit offer to seller.
Negotiate and sign a contract.

When you find a home you like, you and your realtor can work together to make an offer. Your realtor can help you determine the right price to offer, as well as negotiate with the seller’s agent.

DUE DILIGENCE

Order a home inspection Survey (ordered by lender), an Appraisal (ordered by lender). Negotiate repairs.

Begin Title exam (executed by title company). Finish loan process.

After your offer is accepted, it’s important to get a home inspection. This will help you identify any potential problems with the home before you close and identify potential issues for further negotiations.

PRE-CLOSING & TITLE

Confirm repairs are complete.
Carry out a pre-closing walk-through 1-3 days before closing. Arrange for funds to be sent to title agency or for a cashiers check.

Close on the home. Once the inspection is complete and you’re satisfied with the home, you can close on the home. Your realtor can help you with the closing paperwork and make sure everything is in order.

CLOSING

Review Closing Disclosure. Sign Closing documents. Receive your keys.
